The "Practical Factors!" Challenge

As you may already know, I was privileged to serve in the United States Navy for over 9 years. I have much to be grateful for in becoming a "squid."*

You might be surprised to know that, in the Navy, training on even the most simple equipment was a BIG deal.

The Navy spend tons of time and money on training... both in a classroom environment and on-the-job. In addition, to advance to the next enlisted level, I not only had to take a test... but I had to complete a set of "Practical Factors."

Practical Factors: Proving It

After your classroom training is through...what's next?

A test would be enough, right? That's the way it would be in the business world.

But the Navy says, "NOPE! We sent you to school, now we want you to prove to us by actually DOING THE JOB that you really did learn something."

Of course, the real estate investing world has it's own set of "Practical Factors," too. Stuff you need to know and SHOW before you "fire up your engines" and put down money on a property.

Practical Factors, Investor's-Style

For example: throughout the entire month of August, The Club sponsored a series of teleseminars, that focused on the four, key fundamentals of being a successful real estate investor.

We did this because we wanted everyone to give all of our readers a meaningful boost going into this Fall - the most current information on how to navigate our local market.  The four key fundamentals were... Finding Deals, Financing Deals, Fixing your Deals, and Selling. (Missed ‘em? Get the replays here.)

Now, I would argue that each one of these seminars could be likened to the same Navy "classroom" environment I discussed above.  (If the classes were just under an hour long.)

If you listened in, you know you got some really good information... information that you could go out and use now! But before you do, however....

My Challenge To You: Identify The Practical Factors

It would be real easy if I just TOLD you what the Practical factors were, right?

But I'm feeling "froggy." (NOT a Navy term). I want to challenge you to show me what you've learned - by telling me what YOU think the practical factors for real estate investing are.

In other words, what should any real estate investor have to be able to do BEFORE they buy, fix and sell a house?

(Here's a big hint: you got a BUNCH of clues in the recent Fundamentals Teleseminar series. Listen to the teleseminars here if you missed them.)

Beyond that - I want you to let your creativity go wild (NOT something I got to do much in the Navy, mind you). PLEASE be more creative and specific than telling me that that the Practical Factors are finding, financing, fixing and selling.

In the Navy, getting your practical factors signed off required you actually perform the simple or complex tasks required of your position or skill set.

That's just what we do on The Rehabbers Lab. Every few months, The Club sponsors a bus tour of renovations being worked on by Club members.

We conduct this lab so that current members can learn more about rehabbing... essentially get their "practical factors" completed... and to allow Club members to showcase their work and "prove" their mastery.

We have allowed non-Club members to participate in this event as a learning and networking experience, as a way to help each non-Club to complete their practical factors as well.

The "Practical Factors" Sale:

You should have no excuses for completing your Practical Factors as a real estate investor.

So I'm going to make it easy to get on board the bus.

I have marked down the price on the Rehabbers Lab from $397 to $97. This way, you get first-hand experience and check off the "practical factors" that are standing between you and real skill and competence as a rehabber.

The debate over LED tube vs fluorescent tubes always teeters at the cost argument. When comparing the upfront cost of one LED T5 Tube to one fluorescent tube, fluorescent wins.
