I could write a book - though I have no desire to - with the amount of information that is flowing regarding the recent seizure of the Fannie Mae and Freddie Mac. However, that is not the purpose of these Seeds of Success. Suffice it to say that, although the final outcome is not known by anyone... in the short term, I predict this will bode well for investors.

This thing with lenders and appraisers has me concerned! It has been fairly common knowledge that appraisers were not looking back very far for comps... nor were they traveling far from the subject property to determine values. But how about these two tidbits:

One: lenders, at least most of them, are now selecting appraisers from a "pool" of appraisers... thereby killing any notion of creating a relationship between the lender and the appraiser.

Two: and this one is significant... appraisers are being sent out without knowing what the sales price is. OUCH! It appears that appraising a property is about to become a crap shoot relative to the sales price.

If you are selling a property with ground rent (not uncommon here in Maryland) be careful... and be prepared to buy the ground rent back when you sell (a cost of an additional $1,000 to $3,000).

There are 3 - 4 other things that are happening in our market today that you need to know about. And... you need to understand to a much greater degree what is happening with those items I mentioned above if you want to prosper...which some people will do to an extraordinary degree in this new market climate (for more on what I mean see Steve Cook's article in our paper-and-ink newsletter).
