Over the years, I have coached a number of students in the Baltimore market. Most of them are full-time investors today. I find that most of my students know how to do deals - they know the techniques and mechanics - but they are too scared to take a step involving action that will produce real results. With me - an experienced investor - by their side, they jump right in and, before long, I watch them blossom into the area's most successful investors. After that, they don't look back. Quite frequently, I am approached by prospective students who want me to coach them one-on-one. With running my businesses and my personal commitments, I usually had to turn them down. However, in 2006, I joined with another local investor and former Chief Operating Officer of a Navy contractor - Peter Giardini - to create the systems that made it possible for me help (many) more investors. Today, those same systems are being used by local coaches around the country who are experts in their particular markets - and experts, like me, in flipping homes for profit. Investors frequently approach me asking to work together on a deal. They figure that hands-on training is the best way to learn. And I agree! Like I mentioned above, my coaching students have become successful investors in their own right...once they get past the fear and uncertainty of starting something new...or of making mistakes.
