The Club applies this principle to the day-to-day operations of your investing business. What Is A Club Mastermind “Member”? back to top

As a Club Mastermind Member, you build a unique relationship with:

1) A seasoned local real estate investor - your “coach” and with
2) Other active investors who, like you, are being coached.

You complete three retail renovations (find, finance, fix and sell a home to a homeowner) under the direct guidance of your coach. Also, you meet regularly (“Mastermind”) with your fellow members to share resources and solve common problems.



How Does It Work To Be “Coached” By A Club Coach? back to top

As a Member, you come alongside an experienced, “Certified Club Coach.” You complete three investment deals, from start to finish, under the coach’s guidance. You find, finance, fix, and sell a property each time. By going through this process, you will have faced and overcome 90% of the challenges that arise in the course of doing a deal. On each of these deals, you joint-venture with your coach, so your coach has a financial stake in your success, reinforcing the principle that rewards are only (and should only be) received by those who perform. What Makes The Club Coaching Relationship Unique? back to top

Unlike most other forms of real estate investor education (such as books, audio/video, and seminars):

1) This relationship is real and personal. It is one-on-one, and, frequently, face-to-face.

What Are Club Mastermind Meetings For? back to top

The Club Mastermind, or “The Club,” is an exclusive mastermind for real estate investors, who want:

• the guidance of a seasoned investor,
• a network of like-minded, driven people, and
• the accountability from others who expect you to produce real results.

From your first full month in The Club, and for as long as you choose to remain a member, you will meet with your Club Coach and other coaching students, in person, for mastermind meetings.

Members will check-in about their successes and challenges. Challenges will be shared with the group in complete confidence. And solutions will be brainstormed by all.

The effect of this meeting of active, committed investors is to pull the best from you and each member of the group. You’ll form a unique bond with your fellow investors. Each member will hold the other accountable for the goals that you share with the group. And each one will be encouraged and motivated by the actions the others are taking.

Rather than competing, you will cooperate with your fellow members. And you and other members will be held together by a Code of Honor that keeps the group from developing “politics” like most corporate workplaces, and forbids stealing deals or breaking confidences.

Why’s It Important To Have A Club Coach As An Investor? back to top

Most students of real estate investing (industry experts quote numbers as high as 90%) who buy a course or a seminar never buy a single house. If you don’t buy a house, you are not investing in real estate. You cannot make a profit as a real estate investor without taking a first step.

Why don’t people (maybe even you) take this simple step? Most often for two, basic reasons:

1) Fear stops them.

In starting something new and risky, there are many uncertainties. A house is a huge expense. One mistake can send you into bankruptcy.

A book or a seminar can help to remove some of the uncertainty: show you how to find a motivated seller, negotiate a contract, hire a contractor, and price a house to sell.

Real estate, however, is local. So what about questions of where to invest, how much to pay for a house, how much to spend on repairs, and who are the contractors and professionals to help you get the deal done?

What if you buy a house and run into a problem, and you can’t solve it in time? It’s impossible to anticipate all the possible problems - before you start a deal. So the fear of making a mistake is usually enough to keep a prospective investor frozen on the sidelines.

This is where having a person who knows your local market, has done many deals there, and is available to you to deal with unpleasant surprises when they come up - can make all the difference.

Finally, with a coach, you can take the uncertainty out of investing. Not by knowing in advance what you’ll do - but having an experienced investor - a coach - to turn to...every time you have a doubt or feel a fear.

This leads us to the second reason most real estate investing students never buy a house:

2) They give up or lose sight of their goals.

Don’t believe the hype. Real estate investing is not a golden road to easy riches. Real estate investing is a business.

An investor before he or she succeeds, will have to overcome many mistakes and challenges.

Unfortuntely, most would-be investors give up before they reach success. They go looking for a “shortcut” to fast and easy money. They quit and go running after the next “bright, shiny object” that promises quick returns with little effort.

So how do you stick it out until you succeed? How do you avoid distractions?
The short answer? Discipline. Focus. Add these to the knowledge you gain from a book or a seminar, and you may have all you need to succeed.

“But wait,” you say. “What if you aren’t naturally gifted with an iron will and laser focus?”

What Can I Expect To Earn As A Real Estate Investor? back to top

As a Club member, you are taught to find, fix and sell three deals. Regardless of where you are in the country, the target is typically to earn a five-figure payday when you rehab one deal successfully.

And your coach will help you to avoid making costly mistakes and buying bad deals that can hurt your profits or even bankrupt you!

While your efforts ultimately determine your results, the best way to answer this question is to tell you what current Club Members are doing.

Most of our Members complete their first one or two deals within a year of joining The Club. Full-time investors often do several deals in their first year. (You can do the math.)

Most part-time rehabbers can complete about two deals a year. Full-time investors may do two to five times that many or more. At The Club, however, you will be taught that it’s not how many deals you do, but on how much you keep at the end of the year - and what kind of quality of life you can create.

Success is not only measured in terms of dollars, but in terms of free time, too! By earning large paydays several times a year, rehabbers with The Club can make money and protect their personal time.



When Will I Get My First Check? back to top

While many trainers will promise you “big checks fast” to get you to buy their products, we are not in the business of making promises. We are in the business of delivering results. Unlike the salesmen who come into town, sell their products, and leave, we are in this for the long term...with you…until you succeed.

So let’s talk about what is likely. Typically, it will take you a few months to find a house, a few months, to fix it, and a few months to sell it. If a few months = three months, it could take nine months for you to get your first check. If you work this business full time, chances are you can see paydays faster.

Of course, many Club Members choose to wholesale deals or lend money to their fellow Members - which can result in the quickest paydays. (Club Members are pre-qualified buyers who use the same formula to buy a deal - this makes deals easier to find and fund).

To date, the record for the fastest wholesale payday in The Club was one month from joining. The fastest rehab deal took three months - to find, fix, and sell the deal. Your results will vary.

The point is not how fast you make money - but how much of it you keep and the valuable and repeatable lessons that you learn along the way. Making it and losing it do you no good! Your coach will make sure you have the skills to consistently profit in the any market - and for the rest of your life!



Once I’ve Completed The Training, Do I Have To Leave The Mastermind Group? back to top

Most training or coaching programs force you to “graduate” once you have been with them for as little as 90 days or after 12 months. As a Club Member, you can relax about that. Even after you have done your three deals, you are encouraged to continue with The Club.

After all, by that time, you will have developed valuable and meaningful relationships with others in The Club. It just doesn’t make business sense to take that away from you. And it’s not what The Club is about. It’s about your ongoing cooperation with an active group of successful local investors.

I Have Prior Investing Experience - Some Good & Some Bad. Can You Help Me? back to top

The short answer is “Yes!” Assuming that you, too, are coachable. In other words, assuming you’re willing to follow the systems and procedures The Club has put in place to ensure your success. Your coach has spent the years going through the trial and error of making sure that you as an investor will get results. Our systems, processes, one-on-one support and investor-friendly vendor network will bring profits more quickly than you could achieve on your own. A lot of new Members come with “baggage” that they have accumulated. Bad deals that they cannot sell or rehabs that they cannot finish. This is what happened when they had “blind spots” that are left when you invest by yourself. They pull in a coach to help pull them out of the hole they have dug for themselves. It’s OK. This happens to the best of us. That said, ultimately, your success and failure depends on the actions you take - and the extent to which you use your coach to make the right decisions. Can’t I Just Invest On My Own? What Does The Club Bring To The Table That’s Different From Me Figuring This Out For Myself? back to top

Glad you asked! Of course, the answer is, “yes, you can do this on your own.”

In fact, that is exactly the way your local coach did it prior to The Club. Your coach had to go out and find reliable vendors - bankers, contractors, realtors, etc. - from scratch, at great personal expense in terms of time, money and missed opportunities. Your coach had to figure out the best neighborhoods to buy in and what to pay for deals. Your coach had to find the funds and the wholesale buyers and the deals, with little, if any, help from fellow investors.

No one else was there to dig your coach out of the holes he/she dug for him/herself.

What your coach found, however, was that a Club Member could get deals done much more quickly, without having to go through this hassle. Because a coach could shortcut the learning curve and the business set-up time for the the Club Member. In the end, that Member looked really smart - because all the dumb mistakes and trial and error of figuring out this challenging business on your own…were avoided.

Since 2005, the real estate market has gotten steadily tougher. Hundreds, if not thousands of local investors and speculators have gotten out of the market or taken painful losses. How Much Time Will I Need To Invest To Be Successful? back to top

How do you define success? Your answer to this question will tell you how much time you spend on investing. Chances are, you don’t want to spend more time working. You just want the results. The money you earn is a means to enjoy and accomplish your purpose in life.

The Club helps you get results faster. Your local coach has already gone through the process of trial and error in setting up a real estate investing business. Your coach has built relationships, found funding, and, in many cases, found deals that you can do. If you work a full-time job, or want to get more done - you can hire a project manager to handle the contractors at your renovation.

But there’s still plenty to do - from learning the business, to meeting with your coach, to making offers, to coordinating your vendors.

No, you do not have to have prior investing experience. Obviously, while having that experience would shorten your learning curve, we are prepared through our intensive training program, one-on-one access to your personal coach, and the help of your fellow Club Members to ensure that you will always have the knowledge and tools you need to excel as a real estate investor.



Do I Have To Be Full-Time Investor To Be Successful? back to top

It all depends on how fast you want to go? Fast, medium, or the leisure track? In fact, as it turns out, how much time you put into your investing is not the most important thing. What If I Want To Wholesale Instead Of Rehabbing Houses? back to top

Don’t worry, your coach won’t hold that against you! In fact, wholesaling is an important part of any rehabber’s business, because good deals sometimes come along when your hands are full with other projects. Wholesaling then provides you with some of the fastest and hassle-free paydays.

But let me ask you: what do you have against buying a deal yourself?

1) If it’s due to a lack of funds (many investors start from this position), you are in good company. Many Club Members do not start with tens of thousands of dollars in the bank to get deals done. They build up to that gradually. In the meantime, they learn to buy deals right and, if necessary, raise funds from private individuals that cover all the costs of getting involved with a deal. In fact, many times, the funds you need to buy a house are available from fellow Club Members.

2) If you’re worried about managing contractors or renovating a house, then perhaps you just don’t know enough yet about that part of the business. That’s why The Club exists. To get people past their sticking points. To fill in the gaps in their knowledge. And to answer whatever questions come up in the course of a renovation.

My greatest concern is that you expect to make a good living wholesaling deals to rehabbers, but don’t know much about rehabbing houses or getting funding. Because:

1) It takes time to find a good deal. (It actually takes less of YOUR time to rehab a house).
2) To sell your deals, you need to be able to help fellow investors find the funds and the contractors to get a deal done, and
3) You need to know how to realistically figure the repairs. Otherwise, you will end up offering “skinny deals” that other investors don’t buy. And you will have to break your word to sellers and tell them you can’t buy their house.

Your success as a wholesaler will always be limited by how much you know about rehabbing. Becoming a rehabber will blow the glass ceiling off your earning potential as a wholesaler.
